What the inspection involves
For pre-purchase home inspections the inspection is typically
conducted after the contract is signed -- provided the contract
contains a clause making the sale conditional on the results of
the home inspection.
Most inspections are available on one to
five days' notice.
We want you present at the inspection!
 You
will learn a lot about the home during the inspection. The more
knowledge gained about the home, makes it easer to make a well
informed decision on purchasing that home. The time depends on
the size and the number of questions you have. The average time
is about three hours. We encourage you to ask questions. We will
answer the questions so you will understand the answer in
everyday terms. It is important that you understand the basic
operation of all the components of the home.
Thermal Imaging
Thermal imaging will help to identify surface temperature variations of the building envelope, which are directly related to problems in structure, moisture content and air leakage. It can also be used to find hidden heating and cooling losses due to moisture intrusion, inadequate or non-existent insulation, and poor construction. Early correction of these conditions can prevent more extensive damage in the future. We will conduct a thorough infrared thermographic scan of each room within the living area of the home including attic (if accessible), roof, walls, floors, foundation and ceilings.
Radon Testing
What is Radon?
Radon is a gas.
It is naturally occurring.
It is inert and can not be seen or smelled.
It enters buildings from the soil beneath them.
Where does it come from?
Radon comes from the radioactive decay of uranium 238.
Radon comes from the immediate decay of radium 226.
Much of the radon produced enters the atmosphere.
The concern with radon is when it enters the home.
Why is Radon a Concern?
Radon decay products irradiate lungs before your lungs can expel them.
The EPA estimates that radon causes 21,000 deaths in the USA each year.
The National Cancer Institute of Canada estimated deaths from lung cancer in 2006 as: 10,700 men and 8,600 women. In 10 per cent of these cases, radon would have caused the lung cancer.
Total 1,930 in Canada each year.
It is the radon decay products that actually present the health risk associated with radon gas.
The radon gas must break down in your lungs
to cause the damage.
